Introduction

Modular industrial building, made using Light Gauge Steel Frames (LGSF). Building is built with 2 equal modules (3,572 ft² each). The first module has a 1,200 ft² Office Space and another 1,200 ft² of mezzanine that can be converted into a GYM, Office, cafeteria, etc..The Warehouse area has a 20 ft ceiling. Office space has a 10 Ft Ceiling and mezanine has a 8½ Feet Ceiling.

  • External Envelope and Roof open web joists made of 140mm Galvalnized Steel Stud (Grade 50 Steel - G90 Galvanized).
  • Mezzanine open web joists made of 89mm Galvalnized Steel Stud (Grade 50 Steel - G90 Galvanized).
  • Roof and Mezzanine Dead Load is 15 PSF (0.7162 KPa).
  • Roof Live Load is 21 PSF (1 KPa).
  • Mezzanine Floor Live Load is 40 PSF (1.91 KPa).
  • Roof Snow Load is 63 PSF (3 KPa).
  • Wind and Seismic Loads as per Canadian Building Code (2015) - Location for Structural load analysis is Montreal (QC).

Price Analysis

Buiding Price = 40.5 CAD$/Ft² (435.82 CAD$/m²).

Required Quantity of Galvanized Steel = 65,173.55  Lb (98.5 Lb of Steel /m² of Usable Space) or (9.12 Lb/Ft² of Usable Space). Usable Space is the Building's footprint only (excludes Mezzanine and walls footprint).

This product is not eligible for either return or refund. Before manufacturing, we issue execution drawings which require prior approval by either the client or any of his representatives (Architect, Engineer, Project Manager, etc...).
Our price includes structural load analysis and optimization. We use Strap software, which supports Canadian and US buildings code. Shown Price is calculated using the assumptions (for snow, wind, dead, Live and Seismic Loads) listed in the product page. For locations where these assumptions are not applicable, we recommend you get in touch with our design team. We do optimize every design for its location and applicable state/province special code requirements. Strap Software Load report can be sent (upon client’s request) to the project’s structural engineer for approval).
Architectural detailing is done with Vertex BD software, which integrates all architectural requirements of the project. For special and custom designs, we require architectural plans in Revit or IFC format. Once all project architectural and structural requirements for LGSF have been finalized and approved by the client and/or his representatives, we proceed with the manufacturing and pre-assembly process.
All Panelized Walls and/roof rafters are subject to strict quality control procedure before shipping to the job site. Shown price is for light gauge steel frame (LGSF) only. Price Excludes shipping to site, Doors, Windows, Skylights or and any external covering (Such as cladding, siding, bricks, stones, etc...) unless it's explicitly mentioned in the product description page.
We do not offer installation services, so the price does include installation. Before starting the installation, make sure that all preliminary/essential services (such as plumbing, electricity, etc....) are available.
